You've been thinking about Tahoe for a while now.
Not just the lake or the mountains. The life. The idea of actually being here, not just visiting.
Start ExploringDo you want the quiet of the woods, or do you want to be closer to the water?
That question shapes everything. Start here.
Find Your FitYes, you can.
Incline Village is more possible than most people think. Let's talk about what's real.
Start the ConversationIncline Village is not a vacation spot that happens to have real estate. It's a community with its own character, governance, quirks, and seasons. Getting it right takes someone who knows all of that from the inside, not someone who reads about it from a market report.
What does your Tahoe life actually look like?
Before neighborhoods or price ranges, the right question is what kind of life you're building here.
Do you want trail access out your backdoor, trees all around, and enough quiet that you can hear the wind? Or do you want to be a short walk from the water, the beach club, and the village center on a summer evening?
Are you planning to use this place year-round, or will it be a base for ski weekends in January and lake weekends in July? The answer matters more than most people expect. If you're driving up after work on a Friday in January, the snow situation at your front door is a real logistics question, not a scenic detail.
Are you looking at a house with a yard, or a condo where someone else handles the snow removal? That choice shapes everything from HOA fees to how you spend the first two hours after you arrive.
These are the questions Shahri asks before she pulls a single listing. Because getting the fit right from the start saves time, money, and the particular frustration of almost buying the wrong thing.
The things that are actually worth understanding before you buy
Most agent websites in Incline Village will talk about listings. Very few will explain what it's like to own here.
IVGID
The Incline Village General Improvement District governs the recreation infrastructure in the area: the private beaches, the ski lifts, the recreation center, the tennis courts. Not every property includes full IVGID access. Whether a property includes beach privileges and ski benefits depends on its location and the details of its title, and that difference significantly affects both the daily experience and the resale value. Shahri will explain exactly what comes with any property before you're attached to it.
HOA Fees
Condominium HOA fees in Incline Village have climbed sharply in recent years, driven largely by insurance costs. Some complexes are at or above $1,000 per month. Knowing which complexes are managing this well, which have deferred maintenance, and which are headed toward a special assessment requires someone embedded in the local market. Shahri will walk you through the numbers on any unit before you decide.
TRPA
The Tahoe Regional Planning Agency governs what can be built, rebuilt, or added on properties within the Lake Tahoe basin. If you're buying a home that needs renovation, or a property where you're imagining a future addition, TRPA rules will shape what's possible and what isn't. Shahri's father and brother are architects and developers who have worked in the basin for years. When you ask what you can actually do with a property, she gives you a real answer, not a guess.
For California Relocators
If you're moving from California for tax purposes, establishing Nevada residency has real consequences if the sequence is wrong. Shahri is not a tax attorney, and she will tell you that directly. What she will do is connect you to the right local professionals and help you think through the order of things. The real estate step and the legal residency step are related, and getting the timing right matters. She has seen this process done well and seen it done wrong.
50 years in the basin. The network to match.
Shahri Masters has lived in the Lake Tahoe basin for more than 50 years. She started in real estate in 1988, took a deliberate sabbatical from 2014 to 2019, and returned to found Masters of Tahoe Incline Real Estate in 2019.
During that sabbatical she was a caregiver, an ESL teacher, a construction liaison, a published author, an artist, a minimalist, and a coach. Those aren't resume lines. They explain why she listens more carefully than most and why she can serve people through a complicated transition, not just a transaction.
She is President-elect of the Nevada Board of Realtors and serves on the workforce housing committee, traveling to Las Vegas for state board meetings and to Washington, D.C. to meet with legislators. She is part of this community at a level that goes well beyond any single deal.
In a standard Incline Village transaction, you will interact with somewhere around 30 people: lenders, inspectors, escrow officers, title companies, contractors, HOA boards, TRPA liaisons, and others. Shahri coordinates all of it. She also connects clients to the broader community, the local contacts and services that make the transition real rather than just complete.
Every property she markets receives professional photography and global internet distribution. Her network of 500 or more top-producing agents across the U.S. and Canada means exposure that extends well beyond local reach.

Thinking about selling? Here is the honest version.
The Incline Village market moves at its own pace. The median days on market for single-family homes runs around 96 to 97 days. The sale-to-list ratio is in the 94 to 96 percent range. These are the real numbers. The market is the market, and Shahri's job is to help you work within it, not around it.
The most common mistake sellers make is starting too high and chasing the market down. A home that sits accumulates a perception problem that compounds every week it stays active. Shahri will show you where the market actually is, what moves value in Incline Village specifically, and how to price in a way that protects your position from the opening day.
What she brings is reach. Every listing receives professional photography and global internet marketing. Her network of 500 or more top-producing agents across the U.S. and Canada means qualified buyers often come through relationships before a listing even needs to generate its own traffic. Her database of past clients adds another layer.
Shahri manages the preparation, coordinates with inspectors and contractors as needed, and handles the transaction from listing to close. The goal is the right buyer at the right price, not activity for its own sake.
If you have been thinking about selling and want a clear read on where you stand, that conversation is worth having now.
Tell Shahri what you're looking for.
No obligation. No sales script. Just a conversation about where you are in the process and what would actually be useful.
Whether you are early in the process or ready to get specific, Shahri will give you real answers.
The next step is small. Tell her where you are and what matters most to you. That is enough to start.
